Found this surfing the net and thought maybe it would be useful information. Money was still held by an escrow company, but this was the "Conditions for Sale" were terms of the contract. Hope it is good info...feel free to add ideas or improve on. You may be needing this for some of those xx,xxx and xxx,xxx sales!

DOMAIN NAME SALE :
"Condition for payment in full by wire transfer to _______________ Account XXXX-XXXX5 at First National Bank, USA shall be confirmation that the Internet domain name "<name>.com" has been transferred to __________________________ or its designate. Method of confirmation of transfer shall be EITHER evidence of an authentic email from InterNIC stating that "<name>.com" is owned by ____________ or its designate; AND/OR that an Internet search of the InterNIC domain name registry, which may be conducted by any party to the transaction, shows that "<name>.com" is owned by _____________________ or its designate; AND/OR assertion by Mr. __________________ of ______________________(company) that ____________________(company)or its designate has obtained the <name>.com domain name. If ___________________________ or its designated owner chooses to transfer "<name>.com" to another party, it will be sufficient condition for payment in full to show, through any of the methods described above, that "<name>.com" has been owned/transferred to ______________________ or designate at some point in the past. "<name>.com" must be transferred by date of Month, Day Year, 2005". Signed, Dated etc.

Anything of any great value should be handled by Escrow. For bigger transactions it becomes very cost effective. Probably viable from about $500 upwards. For smaller transactions most people use Paypal.
