Speaks for itself if you know Thailand well, but a few details for those not familiar with the 2nd city of Thailand:
1) Easily Thailand's most booming "tourist" city (both for Thais and foreigners) - from wikiepedia - https://en.wikipedia.org/wiki/Chiang_Mai - "According to Thailand's Department of Tourism, in 2013 Chiang Mai had 14.1 million visitors: 4.6 million foreigners and 9.5 million Thais." - to put that in context, approximately 1 in 6 Thais already visit ChiangMai every year - with many more to follow (see below):
2) A high-speed "bullet train" rail link between Bangkok and Chiang Mai is in the offing - a memorandum to build the railway has already been signed in 2015:

3) A 2nd airport in ChiangMai is also planned in order to cope with business and tourist demand.
I have personally been a resident of the amazing city of ChiangMai for the last 4 years and have seen the constant expansion, with new hotels springing up in every soi (street) in and around the city to cater both to Thais and foreigners.
Anyone that has visited ChiangMai will know this is a unique world city, and inward bound tourism can only increase massively over the next 10 years, both with "natural expansion" plus the new high speed rail link and ever increasing number of low cost airlines flying between ChiangMai and Bangkok.
The 670km bullet train from Bangkok to ChiangMai alone is going to cost around US$800 million to build. That's not chump change!!
